Digital transformation to improve property buying process

Pembrokeshire’s Local Land Charges service has joined the national digital register making buying a property quicker and simpler.
Following its launch on 3rd April 2023 anyone wanting to search for Local Land Charges will have instant online access through HM Land Registry’s national LLC Register.
Local land charges searches are normally required in the property-buying process and results usually relate to restrictions or prohibitions on the use of the property, such as planning permissions or listed building status.
Pembrokeshire County Council has been working with HM Land Registry on this digital transformation of the service with the fast access search enabling buying decisions to be made earlier in the conveyancing process.
Pembrokeshire County Council Leader, Cllr David Simspon, said: “The digital migration to the national register is the culmination of many months of collaboration between HM Land Registry and Pembrokeshire County Council colleagues.
“Historically it could take some customers hours or days to access local land charges information, delaying the house buying decision making process.
“This new system makes it simpler and quicker for conveyancers, property buyers, developers and policy makers to make informed decisions about their projects.
“The transformation supports wider government priorities to make property transactions quicker, simpler and cheaper, and we are pleased to be among the early adopters of the new register, providing a user-friendly service.”
You can access the new national digital service through your HM Land Registry portal account, Business Gateway or through HM Land Registry’s GOV.UK page.
Pembrokeshire County Council will continue to manage CON29 enquiries and customer responses, as this element of the register has not transferred to HM Land Registry.
